Set in a residential courtyard in the heart of the bustling city of Inverness rests this remarkable holiday cottage, Mary Ann Villa.
Boasting an eye-catching interior full of character and situated a stone's throw away from a fabulous array of amenities and attractions, Mary Ann Villa is idyllically positioned for a group getaway to Scotland, perfect for experience-led travellers eager to delve into the Highland Capital’s vibrant culture, dramatic scenery and rich sense of place.
Step through the well-kept front garden and ascend the stone staircase into this lovely dwelling, entering into a delightful hallway, offering handy storage to kick off your shoes and house your belongings away from the main living areas. Follow the corridor through to the fully-equipped kitchen tucked away at the rear of the property, beautifully-decorated with a vibrant pink colouring and housing all of the essential amenities necessary to prepare heartwarming meals throughout your staycation, including a handy dishwasher so there's no time wasted doing the washing up. Serve your culinary delights at the grand dining table in the neighbouring open-plan living/dining room; a sociable spot to share a bottle of wine over a board game or enjoy a movie marathon in front of the television of an evening.
Escape the excitement and venture through to the inviting snug where you can delve into the pages of a captivating book as you snuggle into an armchair or gather together with your significant other to recount the day’s adventures.
Situated on the ground-floor are two thoughtfully laid-out double bedrooms alongside a handy cloakroom, ideal for guests with limited mobility.
Climb the grand staircase to the first floor where you'll find two additional bedrooms, a twin room, perfect for reading a goodnight story to two little ones at once, and a sumptuous king-size, benefiting from its own en-suite, enticing you to end each day in style with a luxurious soak amongst the bubbles in the elegant freestanding bath.
In the morning, kickstart your day with an invigorating rinse in the contemporary shower room before stepping outside to soak in the tranquil setting of your private garden with a steaming cup of coffee, letting the cool Highland air settle softly around you as the city stirs awake, its rivers, lochs and wide‑open landscapes promising new adventures just beyond the doorstep.
Head off on foot and take the short stroll into the heart of Inverness and marvel at the stunning red sandstone architecture of Inverness Castle, dating back to the 19th century.
Discover the delightful array of wildlife that call Moray Firth home with a scenic dolphin cruise, or join one of the renowned Dolphin Tours for the chance to spot seals and seabirds skimming along the coast.
Take a leisurely walk along the River Ness, which winds through the centre of town and is often visited by salmon, seals and even otters, or wander beside the Caledonian Canal, watching yachts glide by, exploring peaceful towpaths or setting sail on a Jacobite Cruise bound for legendary Loch Ness , the ultimate outing for Nessie hunters.
Explore the vibrant and tropical grounds at Inverness Botanic Gardens, or immerse yourself in the city’s flourishing cultural scene, from live music venues and artisan cafés to the Victorian Market’s celebrated foodhall and craft brews at Black Isle Brewery.
Spend a fun-filled day at the beach with a trip to the nearby market town of Nairn, dipping your toes in the tranquil waters as you bask in the fresh sea breeze, or if you'd prefer to stay on land, test your swing with a round of golf at the traditionally Scottish links course, explore the fascinating heritage on display at Nairn Museum, or indulge in a bite to eat at one of the many delicious eateries littered across the town.
Lace up your boots and explore the picturesque landscape surrounding Inverness, decorated in remarkable expanses of open moorland, rolling hills and lochs, offering a plethora of walking and cycling trails, including routes into the Cairngorms, a renowned hotspot for winter sports, and the much‑loved Munro Ben Wyvis, a rewarding climb for hikers seeking Highland panoramas.
The wider Highlands also draw fans of Outlander and The Traitors, with Jacobite history, evocative landscapes and nearby filming locations helping to bring these stories to life for visitors venturing beyond the city centre.
With excellent transport links, including the central train and bus stations and Inverness Airport just a short journey away with regular services, Mary Ann Villa also serves as an ideal gateway for journeys along the NC500 or further afield to the Outer Hebrides and Orkney.

This darling cottage was easy walking distance to town. We were traveling with another couple and the location, convenience, and space to relax comfortably was wonderful. Our only complaints were the shower upstairs did not drain well and there was no detergent for laundry, but these were minor when all the other positives of the property were taken into consideration.

A superb holiday accommodation , really spacious and a fabulous location for a short walk into the city centre . The host reacted superbly to a minor plumbing snag ( not her fault ) with a plumber coming out on a weekend almost instantly ( great service thanks ) . I would highly recommend this place and would not hesitate to return for another visit .

Mary Ann Villa is a beautiful spacious property with absolutely everything you need for a very comfortable stay. We were there for the Loch Ness Etape and it was a 2 minute walk to the start/finish line so perfect location too. We would highly recommend the villa and would definitely stay there again.
