The Old Coach House is a spacious 5-bedroom, 3-bathroom house metres from the sea & close to Brighton's Palace Pier.
With a large & stylish open plan kitchen/diner/ lounge, it's perfect for family groups or friends (we do accept hens!). Cook up a meal & eat together at the big dining table, play games, have drinks or just watch the huge TV & chill.
Beautifully decorated with some lovely features, this is a stylish & funky place to stay (look out for the horse in the loo & leopard chaise!). You will have access to the entire house.
Access details will be provided prior to your arrival. Unfortunately the outside area is not available for guests. For Group bookings all guests must be aged 25 or over.
A Noise Monitor is installed at the property.
A fine could be applied if the noise monitor is activated between the hours of 9pm till 6am. This is a residential street and security night patrol are active at weekends.
CCTV is also in operation outside of the property. Pets: Not allowed.
Smoking: Not allowed.
Events: Not allowed.

Additional rules: HOUSE RULES Please be quiet when entering/exiting the house. Please be considerate to neighbours at all times. Please take your shoes off when inside the property. Please be considerate to As per the listing: no extra guests, no smoking and no parties please, at all times. There will be a fine of £50 for smoking indoors. Unless agreed in advance a late check out will incur a fee of £50 per hour. NOISE & DISTURBANCE If there are any neighbour complaints and security patrol are called you are at risk of losing your entire deposit of £750 and possible eviction. If there is any sign of a pet having stayed at the property either inside or outside, you may be liable for extra charges. Thank you for your consideration. Weâre always available for our guests so please donât hesitate to get in touch. The Kemptown area of Brighton has a lovely community feel to it. With an array of eateries, bakeries, coffee shops and independent stores, it has always been a vibrant part of Brighton.
A wonderful afternoon can be had simply strolling along the main street, stopping for coffee, browsing a book or antiques shop before heading down to the seafront.
The house is pebbles throw from Brighton Pier Just a short stroll to the city centre and seconds from seafront, it is a wonderful location for any length of stay.
The centre of Brighton with all it's amazing attractions including great shopping, restaurants bars, Brighton Pier, the i360, the Museum and Art Gallery are all close by too. Brighton, known as âLondon by the Sea,â is a dynamic coastal city famed for its eclectic charm and cultural richness.
The Brighton Palace Pier is an emblem of the city, featuring traditional rides, game arcades, and food stalls that attract visitors year-round.
Along the seafront, Brighton Beach and its colourful beach huts create an inviting atmosphere for beachgoers, who can enjoy the sea breeze and local delicacies like fish and chips.
