Nestled within an exclusive private estate at the western edge of Maldon (Maldon Hall Farm), Headland Barn is a stunning Grade II‑listed 17th‑century barn that masterfully blends historic character with modern comfort.
The impressive vaulted ceilings and exposed beams—some over 300 years old—create a warm and atmospheric backdrop to the open‑plan living areas.
Step inside to discover a voluminous kitchen/breakfast room stretching approximately 38 ft, with enormous glazing that brings the lush, southerly‑facing gardens into every mealtime.
Off this is the vaulted garden room—an inviting spot for lazy mornings overlooking the greenery.
Gather in the formal dining room or cosy up by the open fire in the spectacular sitting room, complete with soaring two‑storey ceilings.
A snug, study, boot room, and balcony provide perfect places for reading, planning adventures, or simply unwinding.
The thoughtful layout continues with flexible luxury in the bedrooms—four generously proportioned super‑king rooms, carefully designed for comfort and adaptability.
The gym, housed in the garage, is ideal for early‑morning workouts (use at your own risk, no children please). Outside, the home's expansive 1.2‑acre grounds unfold into manicured lawns, an enclosed garden for canine companions, and a barbecue‑ready patio.
A huge gravel drive offers ample parking for all guests — luxuries that elevate the holiday experience.
Less than a mile from Headland Barn lies the historic heart of Maldon, one of the oldest towns in Essex, renowned for its Anglo-Saxon origins, artisanal shops and boutiques, and its salt-making heritage with iconic Thames sailing barges on the Blackwater.
Today, Maldon blends rich history with a vibrant modern scene: discover a plethora of pubs, a quirky vinyl shop, a local art gallery, cocktail bars such as The Black Lobster and Hemlock’s, and independent local favourites like the acclaimed Luigi’s restaurant and The Gnome café, alongside artisan bakeries and high-end butchers.
The waterfront is perfect for scenic dining, drinks, and walks, while Promenade Park provides boating lakes, family-friendly playgrounds, and open lawns.
With long coastal trails and a thriving independent spirit, Maldon offers the perfect backdrop to your stay.
Multiple charming town and country pubs within walking distance, and a short drive will take you to renowned gastro‑pubs like The Hoop in Stock and the Galvin Green Man —ideal for relaxed evenings.
The region is celebrated for its award‑winning vineyards, perfect for tastings and leisurely afternoon visits.
Bordering areas of outstanding natural beauty, Dedham Vale, Tollesbury, and the Blackwater Estuary, invite scenic inland and coastal walks and wildlife spotting.
Sailing enthusiasts will appreciate quick access to the Blackwater Estuary.
All this and more waits at Headland Barn, your destination for a dreamworthy holiday.

A stunning home with all the space, comfort and equipment we needed for a wonderful week with our family and dog. Perfectly located with an easy walk into town with all the restaurants and bars and also a good variety and length of dog walks from the door. Highly recommend for a restful break in such a stunning home

We had a fantastic stay at Headland Barn. Everything had been thought of and we didn’t want for anything. It’s beautifully furnished and with a wonderfully sunny aspect, even in winter. Our 4 legged friends were well provided for with beds, bowls, snacks and even poo bags! We spent New Year’s Eve there and had a lovely time. We wouldn’t hesitate to recommend it and would love to stay again.

A wonderful property, beautifully laid out with Christmas decorations including a very large tree. Set in nice surroundings away from the main road, making it quiet and secluded. We thoroughly enjoyed our time and would recommend it to anyone.
