Situated on the garden level with a private garage and secure bike storage, the flat comprises ..: Living room: - Entrance hall with large storage cupboard and separate / spacious WC with washbasin - Cosy lounge with sofa, armchairs, television and local decorations - Cosy dining area with table for 4 - Modern, fully-equipped open-plan kitchen (oven, microwave, dishwasher, fridge, Nespresso coffee machine, kettle, toaster, raclette machine) Sleeping area: - Bedroom with double bed (140x190), chest of drawers and storage space - Bedroom with bunk beds and 1.20 m sofa bed for one person Outside area : - Private 300 m² garden with deckchairs and table for 4 people (plancha, small electric barbecue) - Sunny all day, parasol available Additional facilities: - Wi-Fi, washing machine, tumble dryer, private garage in basement and secure bike room, iron and ironing board.

Nearby amenities: The flat is ideally located in the centre of Saint-Jorioz, a 20-minute walk from the lake and beach. - Cycle path 2 minutes away - Shops: Supermarket (Super U), newsagent, bakery, butcher, florist, bank, etc. 1 minute's walk away. What to do : Go hiking at Semnoz, cycle along the shores of the lake, experience thrills with water activities (wakeboarding, private outings...), explore the local heritage on cultural visits (Lake Annecy Ecomuseum...), take to the skies on a paragliding adventure and stroll through Annecy's old town.
