The property offers large and bright interior spaces, characterized by large windows and a unique blend of minimal design and details in sober and refined colors. The house is spread over two floors and includes five bedrooms, as well as a bright open-plan living area connected to a furnished porch for outdoor dining. The garden surrounding the property is home to olive trees and aromatic plants. To complete this suggestive scenario, various relaxing corners and a swimming pool invite you to enjoy the peace while admiring a view as far as the eye can see. The strategic location makes it an ideal base for exploring the delightful medieval villages of Umbria and Tuscany.

The villa covers a total area of about 180 square meters, distributed over two floors connected by internal and external stairs. GROUND FLOOR — Living room with sitting room, dining table and kitchen with direct access to the garden and outdoor dining area; study; service bathroom (without bidet); laundry room. FIRST FLOOR — A double bedroom with en suite bathroom with bathtub and open shower; a double bedroom (with a divisible bed) and a twin bedroom (with two bunk beds), both with separate entrances but connected, through a second door, by a room with a shared shower and sink. Park
Completely fenced, the villa is located above Lake Trasimeno, on a hill 350 meters above sea level. The terraced garden, of about 500 square meters, is mostly paved with stone, with paths made of gravel, olive trees, flowers and aromatic plants. The porch is ideal for outdoor lunches and dinners; nearby there is a portable barbecue, a wood oven and a fire pit with seating around it. Several shaded areas in the garden create cozy and relaxing spaces. As soon as the gate, outside the fenced perimeter, there is a car park with three uncovered parking spaces; not far away, a pedestrian gate allows direct access to the first floor of the house. Behind the building there is a bowling green. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool
The pool is located about 20 m from the villa, on a lower terrace. Oval-shaped, it measures 11 x 5 m with a depth varying from 1.50 to 1.60 m and includes five submerged angular steps for access. It is coated with PVC and equipped with a chlorine purification system. The stone solarium that surrounds it is furnished with sun loungers, gazebo, umbrella, outdoor shower and changing room with bathroom and shower. The pool area is illuminated and is open from the last Saturday in April to the first Saturday in October.
